What Constitutes a Relevant Market Update?

We are all currently seeing an above average number of media articles within our daily news feed, speculating about the varying state of the real estate market and finance industry across Australia.

The opinions and information within these articles are normally based upon a wide range of factors and locations, and are very much fuelled by what is happening within areas that may in fact have no relevance to that where the reader is residing.

There is no doubting that historical figures, trends from other capital cities and industries do help to drive an overall market somewhat, but still the most accurate assessment for a specific area, is by looking at the supply and demand within that smaller market segment, and by assessing your product against that of the current trends within that sector.

The truth is, demand for quality homes within our Northern coastal suburbs is currently quite strong, with some indicators suggesting that in some ways there has never been a better time to sell and or upgrade than right now.

With suburbs in our Northern Corridor such as Kallaroo, Hillarys, Sorrento, Padbury, Duncraig and Karrinyup, I am currently experiencing a high demand from buyers, who are all wanting to secure their next family home within these wonderful and much sort after suburbs.

As an example, one home open I recently conducted in Hillarys, saw nearly 80 buyers attend, which then produced 6 written offers with 24 hours, resulting in a sales price well above the expectations and asking price! Surely an event notable of news, as it seems to very much buck the trend of what we are being fed daily.

This demand is due to a lack of quality homes currently for sale within these particular suburbs, partly due to the winter period, but mostly due to the fact people are assuming it is a poor time to sell, so they are holding off until the media tells them that 'now is the time'.

With less listings coming to the market, quality homes are standing out amongst buyers, who are still out there looking to buy, and to move forward with their lives.
