Craigie and Coolbellup are the two suburbs where a home is most likely to sell for more than its listing price.

An Aussie/RP Data report found 40.9 per cent of houses and 37.8 per cent of apartments are selling for more than the asking price across the metro area, but in Craigie and Coolbellup that figure is 80 per cent.

The next best was Lynwood with 78 per cent and then Heathridge with 75 per cent.

Realmark Whitfords principal Alan Reay said buyers in Craigie had outnumbered sellers for most of the year.

Belridge Secondary College teacher Tarryn Hunt recently bought a three-bedroom duplex in Craigie.

“I put an offer on another place but didn’t get accepted,” Ms Hunt said. “With this one, I came in $5000 above the ‘from’ price, but they said no, so I went up another $2000 and was accepted.”

Ms Hunt said Craigie was a “young people’s suburb” because it was still affordable.

Aussie executive chairman John Symond said the report found there were strong property conditions in Perth, where home values had grown three per cent last financial year.
