Northside Residential specialises in first class Property Management, and over the past decade, we have built up a large and successful rental portfolio by offering a comprehensive range of quality services to our valued clients.
 
Our aim is to maximise the income and capital return of your investment, as the success of your investment property greatly depends on the quality of the property management service that you are receiving.
 
We pride ourselves on having a zero tolerance policy to rental arrears, a meticulous tenant selection process, regular thorough inspections, detailed written reports, prompt and efficient attention to items of maintenance, low vacancy rates and a very low turnover of property management staff, which all amounts to a high level of consistent management and service for you, the customer.
 
In addition, we strongly believe in clear and consistent communication to our landlords, so you are reliably informed as to what is happening with your property at all times.
 
To conduct the day to day management of your investment property we charge what’s called a ‘management fee’ this fee covers the following:
  • Preparation of lease agreements;
  • Performing rent reviews and implementing rent increases;
  • Renewing of lease agreements under the owners authority and reassessing market value;
  • Receiving rental payments and managing any late rental payments;
  • Lodgement & accounting of security bonds;
  • Disbursement of the tenants bond money upon termination of the lease, and accounting the tenants and owner appropriately;
  • Arranging and checking repairs and maintenance by tradespeople;
  • Payment of accounts including council rates, water rates, maintenance accounts, gardening accounts and insurance accounts etc;
  • Invoicing outgoings e.g. invoicing water consumption to the tenant and accounting to the owner for the same;
  • Preparing monthly statements of accounts for the income and outgoings of the property;
  • Random drive by inspections to ensure that the exterior of the property is well maintained and tidy;
  • Co-ordination and lodgement of insurance claims on your behalf
  • Interpreting the Residential Tenancies Act in order to effectively manage the property;
  • Preparing and attending court matters relating to tenant default on your behalf;
  • Do all such lawful things as may be directed by the owner in writing from time to time.
